A retail hub is emerging as the second phase of a £250 million expansion project takes shape in a Nottinghamshire town.

Almost every unit has now been taken up for the shopping district within a new Nottinghamshire development that will feature a Birds Bakery branch and a Tesco Express store.
Bellway Homes is forging ahead with construction of 484 properties off the A617 Adams Way – the subsequent phase of a substantial £250 million Mansfield enlargement undertaking.
The Berry Hill expansion will ultimately total 1,700 new residences upon completion, with a fresh ‘local centre’ constructed for the 484-property section.
Initial tenants confirmed for the centre comprised a new Birds Bakery outlet and a Tesco Express alongside a Subway, Domino’s Pizza and Starbucks drive-thru.
The chicken restaurant Wingers and burger chain Burger Boi subsequently joined, and it has now been confirmed that almost all units have been taken up.
Only one unit remains unoccupied, though agents indicate it will serve medical purposes.
Other tenants to have recently confirmed their arrival at the site include the D.I. Blow Opticians business, the IVC veterinary group and the Hello Meds pharmacy concern.
The final remaining unit will become available from summer 2026, and properties for the development were set to reach the market in spring 2026, though this is yet to happen.
Additional occupants at the centre will include a Just Childcare nursery and a 66-bed care home operated by LNT Care.
