Nottinghamshire’s biggest housing schemes revealed after £70m boost

A Nottinghamshire-based housing organisation has revealed details of several significant construction projects after securing substantial funding to enable the creation of 2,000 residences over the coming years.

Major building work is progressing in locations spanning from Arnold through to Worksop, with the Nottinghamshire Community Housing Association reporting continued increasing need for its housing stock.

The association was established in 1973 following modest financial support from Shelter and a loan provided by Nottingham City Council, and currently manages a portfolio exceeding 10,000 dwellings.

Properties are offered to applicants requiring assistance, including families on limited incomes and senior citizens, with the portfolio due to expand following confirmation of two significant funding packages.

NatWest has arranged a £70 million credit facility for the organisation, while the East Midlands Combined County Authority is contributing almost £2 million in grant support.

According to the association, construction commenced on 607 new properties throughout the East Midlands during the previous year, representing the highest annual total in its entire operational history. Key ongoing schemes in Nottinghamshire encompass:

**Bowbridge Road, Newark**

Eighty-eight affordable new residences are being constructed on previously unused previously developed land that had remained empty for more than ten years. The scheme will comprise energy-efficient apartments, houses and bungalows available at affordable rents, alongside supported accommodation for younger residents. This scheme is among four receiving support from the EMCCA funding.

**Leivers Court, Arnold**

Thirty new supported living properties for rent are being delivered in Arnold. This scheme is among four receiving support from the EMCCA funding.

**Burns Lane, Warsop**

Nineteen dwellings are being built, consisting of fifteen homes at affordable rents and four available through shared ownership. All properties meet high energy-efficiency specifications, enabling occupants to minimise utility expenditure while supporting environmental objectives. This scheme is among four receiving support from the EMCCA funding.

**Beck Lane, Skegby**

Thirty-three affordable residences are being delivered, encompassing a combination of social rent and shared ownership options.

**Faraday Fields, Lenton**

Ninety-six affordable residences are being built on Derby Road in Lenton.

The EMCCA is additionally backing a twenty-two property development in Chesterfield through its £1.94 million allocation. Paul Moat, chief executive of the association, stated that the organisation was deeply thankful to the combined authority for its assistance in delivering these 159 essential affordable homes across the region.

He explained that demand for affordable housing keeps rising, and this support would enable the creation of high-quality, energy-efficient residences addressing various local requirements, from family accommodation and shared ownership options to specialist provision for individuals requiring extra support.

He noted that each project would deliver safe, affordable housing while strengthening local communities, bringing forward sites that would create lasting positive outcomes for inhabitants and neighbourhoods throughout the area.

Regarding the NatWest arrangement, Fran Cropper, the association’s assistant director of development and sales, commented that this credit facility represented a considerable enhancement and would support delivery of aspirations for both current and new housing.

She outlined that the funding would enable investment in existing properties, guaranteeing they remain secure, sustainable and appropriate for the future, while also permitting continuation of much-needed affordable housing development across the East Midlands. Through its construction programme, the organisation is establishing quality homes in Nottinghamshire, Derbyshire and Leicestershire, addressing growing housing demand and expanding access to affordable accommodation.
