Big change planned at 760-home extension of growing Nottinghamshire town

A big change is being planned at a huge housing development that will grow a Nottinghamshire town by hundreds of homes.

A total of 763 new homes will be built at Top Wighay farm, on the northern edge of Hucknall, along with a new primary school, an employment zone, and shops for residents.

Housebuilder Vistry was given permission to start the £191 million housing development in late 2024 and started construction last year, but planning documents have now revealed that part of the scheme has been purchased by competitor Persimmon Homes.

Persimmon has applied to planning authority Gedling Borough Council for permission to build 158 homes on a section of the 86-acre site that was originally meant for Bovis Homes, which is part of Vistry.

The housebuilder told the council it needed to swap the already-approved Vistry designs for its own home designs, but assured officers that the road layout and overall layout of the large development would remain the same.

Planners for the developer added that any paths and open spaces previously approved by the council would not be changed, and that Vistry would continue to deliver the main road running through the estate.

Of the 158 homes proposed by Persimmon, 27 would be classed as affordable homes, the same as Vistry’s previous plan.

“The development delivers high-quality accommodation with appropriate amenity standards, suitable parking provision, and a well-balanced mix of homes, which includes the required proportion of affordable housing,” Persimmon told the council.

“Overall, the proposals represent a high-quality, sustainable, and policy-aligned residential scheme that respects the established design ethos for the wider allocation.

“It is therefore requested that permission is granted, without delay, to enable Persimmon to begin delivering the much-needed homes in Gedling.”

The planning application will be considered by Gedling Borough Council and decided at a later date.

Nottinghamshire County Council, which had previously owned the farmland at Top Wighay and will be building the housing development’s school using funds from developers, used some of the land to build its £19 million Oak House office.
