A mother and son who recently moved into their home now face being evicted just days after new legislation banning such action comes into force. Sally and Will Larkin, aged 64 and 33, received a Section 21 notice—in other words, a no-fault eviction notice—in February 2026, approximately one year after relocating to their property in Lenton. The pair says the possibility of being removed has had a severe impact on them. Should the eviction go ahead, it will happen shortly after the Renters’ Rights Bill becomes law, which outlaws Section 21 notices. Because the notice was served months earlier, it does not break the new rules. The property management firm involved says the landlord is selling off her property collection and that the Section 21 notice was issued in line with legal requirements. Will explained that the situation has hit him quite hard and has been affecting his work life. He noted that he does not really get any respite, explaining that when he is at work he is extremely busy, and when he is home he stresses about being forced out. He mentioned they have been searching for somewhere else, but there is simply nothing available. He added that no-fault evictions will be banned in England by May 1, 2026, two days before Sally and he are supposed to leave their home. Sally said that should they have to leave, they would struggle to afford moving costs and the expense of alternative housing. She expressed that a lot of people will simply say move, but she questioned where they are supposed to get that money from. She noted they were putting money aside for roughly two and a half years to move there. She said she simply cannot believe they are sending out Section 21s just before the Renters’ Rights Bill comes into force. Will continued by saying he would like to save up and buy his own house, but if you have to move as well, you just cannot get ahead. He stated they adore this house, but they would not be in a position to purchase it. He explained that they went for the eviction first, then said if you pay a bit more, it would be fine, but their tenancy ends on May 5, so it would have just been a one-year rent review. Nottinghamshire Live has seen correspondence from the letting agent, One Stop Properties, informing them of a rent rise effective May 2, two days after they are scheduled to vacate the property. They would need to pay an extra £100 monthly to stay at the property, bringing the total to £1,200. The pair indicates both have needed to take time off work due to anxiety caused by the eviction notice and are worried about having to move once more. ACORN, a tenants’ union that has been brought in by the pair to help challenge their situation, describes the eviction as threatening homelessness to force a higher payment from the family. The organisation says it tried to get in touch with One Stop Properties about the eviction without receiving a reply. As a result, they recently held a protest outside the agent’s place of business. One Stop Properties claims the protest was threatening and contacted the police. A spokesperson stated that One Stop Properties acted on lawful instruction from a landlord to serve Section 21 notices on three properties which was her complete portfolio as she is selling. The spokesperson noted this is a lawful process and that the firm has a legal and professional duty to act upon client instructions. The spokesperson explained that following service of notice, they engaged constructively with the tenants, offering assistance, reassurance, and continued communication. The spokesperson added that they also communicated with the landlord to encourage flexibility and support given the tenants’ circumstances and further to this a rent increase was never applied to the account, and the tenants were informed. A spokesperson for the Tenant’s Rights Union, ACORN, said that Sally and William have never missed a rent payment and they have no tenancy breaches. The spokesperson stated that ACORN calls on the landlord to withdraw the Section 21 notice, the threat of a rent increase, and meet with her tenants. The spokesperson noted that offer remains open.
